Location has always been a major consideration in all types of real estate markets, in fact there is even a popular TV series entitled, "location, location, location". Although this show covers the residential sector, rather than retail, it highlights the importance of location!
When looking at retail property, location is critical, it has even been proven that the majority of the UK's average shoppers, place higher priority on location, even over the price of products. This is demonstrated by recent research from a Nielsen’s Global Retail-Growth Strategies Survey, which discovered that 52% of British shoppers said that the convenience of location was a key factor.
The above shows that when investing retail property, ultimately the shopper has to be taken into account. Both the investor and retailer should establish whether the location of a property would be easily accessible and convenient for the end consumer!
